The area features that will make your home more valuable

There’s an old saying in real estate that you should seek to make a profit when you buy, not only when you sell – and a large part of succeeding at that endeavour is buying a home in an area with desirable features that will enhance the resale value of your property.

So says Gerhard Kotzé, MD of the RealNet estate agency group, who notes that this means looking beyond what a particular property has to offer in terms of accommodation, condition and the “extras” that you love, to what you find particularly attractive about the area – and those features that are likely to retain their appeal until it is your turn to sell.

These will of course be different depending on the age, family circumstances and lifestyle of those who typically buy in a specific area, but overall the most enduring are likely to be:
* A picturesque location providing lovely mountain or ocean views, for example, or access to local natural resources such as a beach, a river, a mountain or even a nature reserve or botanical garden;
* A historic aesthetic with many heritage buildings and homes and a strong sense of community;
* For outdoor enthusiasts, easy access to the beach or parks or sporting facilities like golf courses, mountain biking trails, stables and riding trails, tennis courts and swimming pools;
* The presence of highly-rated schools or tertiary institutions and other families with similar age children or students; and 
* Convenience, with shops, restaurants, banks, the gym and the movies all preferably within walking distance. Known as “walkability” this in increasingly important to younger buyers who don’t want to commute and are just as likely to work from home or the local café as from an office.
